Please read carefully before booking. Your booking confirms your acceptance of the following terms and conditions.
A deposit of 25% of the full rental charge is required to confirm the booking. Reservations are not confirmed until receipt of the deposit and funds have been cleared.
Balance of rental fee.
The balance becomes due 4 weeks before your arrival date at Yew Tree Cottage. If the balance has not been paid by this time and communication has not been received, we reserve the right the right to re-let the cottage. Deposits will be forfeited by the hirer of Yew Tree Cottage if communication or prior written agreement of late payment has not been received.
If you cancel your booking we will give you 100% refund for cancellations more than 60 days before check in date. Cancellations must be made by noon (GMT) 0n the appropriate day.
Arrival and Departure
Yew Tree Cottage will be available from 3.30pm on the first day of your holiday and we require that you leave by 10.30am on the day of your departure.
The damage deposit is payable at the time of the final balance payment. It is fully refundable one week after your holiday has ended if no damage to the property or contents has been sustained, no property has been removed, the property is left tidy and the cleaners have access to the cottage from 10.30am on the day of departure.
Pets and Smoking
We stipulate that no pets are allowed into the cottage and in the interests of all guests, we do not allow smoking inside the cottage. If these terms are breached, we will charge £200 to cover the additional cleaning costs.
Guest responsibilities during your stay
It is your responsibility to leave the cottage both clean and tidy. If it is not, a cleaning charge will be deducted from your damage deposit. Should you use the log burner, it is your responsibility to leave it in a clean state for use by the next guest.
Linen and cleaning
Include in the rental fee is bed linen, bath mat and towels, hand towels and tea towels. On arrival, all beds will be made up and towels made available for your use. At the end of your stay, please leave all linen and towels in the cottage.
To take good care of the cottage and its contents.
To be liable for any and all damage to the cottage and its contents caused during the tenancy by the tenant and/or by members of the tenant’s party and to recompense the owners without limitation for the full cost or repair or replacement as may be applicable.
To permit the owners or their agents reasonable access to the cottage.
Not to exceed the number of people shown on the cottage description nor allow access to the cottage to anyone not specified on the booking form.
Use of the cottage and its contents is at the tenant’s risk and no responsibility can be accepted by the owner for any injury to persons or loss or damage to any person (or person’s property) who uses the cottage.
The website, correspondence and any advertising material are offered in good faith and neither they nor any oral representations made by the owners or their agents form part of any agreement. The owners make no representations as to the state or condition of any property, nor to the position, type or state of furnishing described on or shown on any website or in any literature.
The person making the booking must be over 18, a member of the party intending to occupy the cottage and certify that he/she is authorised to agree the booking conditions on behalf of all persons included in his or her party, included those substituted at a later date.
If, for any reason beyond the owners’ control, the cottage is not available on the date booked (e.g. fire damage) or the cottage is unsuitable for letting, all rent and charges paid in advance will be refunded in full but ther can be no further claim against the owners.
In no event will the owners be liable to the tenant for indirect or consequential loss or damages.
Should there be any breach of these conditions by the tenant, the owners or their agents reserve the right to re-enter the cottage and terminate the tenancy without prejudice to the other rights and remedies of the owners.
The contract is deemed to have been made at 3, Mount Drive, Nantwich Cheshire under English law.
All or any complaints must be notified to the owners immediately so that an on site investigation can be made and, if necessary, remedial action taken. In the event that items of equipment become unserviceable, the owners’ sole obligation will be to use reasonable endeavours to rectify or replace the defective item with a broadly equivalent item within a reasonable time period of being notified of the defective item by the tenant. In no circumstances will compensation be paid for complaints raised after the tenancy, by which time the owners or agents will have been denied the opportunity to investigate and put right the problem.
